North Shore Land Alliance (9/24/2011)

The North Shore Land Alliance will be holding its annual wine auction and dinner at Young's Farm in Old Brookville on Saturday, September 24 starting at 6:00PM and about 300 people are expected to attend.  This year's event is centered around the successful preservation of 60 acres of Banfi property along Hegeman's lane and County Executive Mangano, the Mariani Family and I will be receiving Certificates of Appreciation from the NSLA.  While the preservation of open space in Nassau County is always a noteworthy accomplishment, the Village of Old Brookville and its residents most directly benefit from this achievement.  For further information about this evening of celebration, please visit the NSLA website at northshorelandalliance.org or call the NSLA offices at (516) 626-0908.

Appeal of Howard & Jackie Sacher for the necessary variances  to maintain an unfinished attic space of 338 sq.ft. and an enlarged first floor area of
191  sq.ft. built without permits, located at the center and northeast corner of the existing accessory cottage on the hereinafter described property as follows:
1. The unfinished attic space and first floor addition have side yard setback of 25.8 ft. in violation of Section 300.31D5 which requires a setback of 43 ft.;   (2). The unfinished attic space and first floor addition have front yard setbacks of 103.5 ft in violation of Section 300.31D5 which requires a front yard setback of 108 ft.;   (3). The unfinished attic space and the enlarged first floor area have increased the floor area of the accessory building to 2030 sq. ft. in violation of Section 300. 315 of the Zoning Code, which provides that no accessory building shall have a floor area of more than 1840 sq.ft. ;  (4).   The total aggregate lot coverage of all accessory buildings is 3305 sq. ft. in violation of Section 300.31 D 5 (a) of the Zoning Code, which permits a total aggregate lot coverage of 2760 sq. ft.; (5). The proposed continued use of the accessory building for continuous or permanent residential occupancy violates Section 300.31 C of the Zoning Code.; (6). Even if applicant has a vested right to use the accessory building for permanent residential occupancy, the addition of the unfinished attic space and enlarged first floor area would violate Section 300.51 of the Zoning Code.
Said property is located at 8 Stone Gate Lane in the Village’s R-2A (2 Acre) residential zoning district and shown on the Land and Tax Map of Nassau County as Section 20, Block l, Lot 735.
 
Subject property is bounded on the north by lands of Mason, Mossanen, Schamroth, & Campisi, on the east by lands of  Kadiyal, Tawfik & Gold, on the south by lands of Greenvale School, and on the west by lands of Slonim, Tsakanikas & Yarian.

Said application is on file and open to public inspection at the Village Hall, 201 McCouns Lane, Old Brookville, New York between the hours of 9:30 A.M.
          
 
Appeal of Michael Ianelli for a variance of the provisions of Section 30.31D of the Village of Old Brookville Zoning Code to permit the construction of an 2nd story addition having an insufficient rear yard setback of 84.10 feet instead of the minimum requirement of 105 feet.
Said property is located at 15 Hegemans Lane in the Village’s  R-2A (2 Acre) residential zoning district and shown on the Land and Tax Map of Nassau County as Section 22, Block H, Lot 421
 
Subject property is bounded on the north by lands of Izzo, Cavelli Jr. & Bow, on the east by Buckle & Hochberg, on the south by Moonray Reality Co., Kastanos, Edasery & Dacunto, and on the west by Izzo, Lyon & Drouzas.
